Terms & Conditions

These terms apply to every stay at Villa Pandora. By confirming a booking you agree to them on behalf of everyone in your party.

Booking, payment and cancellation

A booking is only confirmed once we have accepted your inquiry in writing and received the deposit. The balance is due 30 days before arrival. Cancellations made more than 60 days before arrival are refunded in full, less any payment fees; cancellations within 60 days are non-refundable unless we are able to re-let the dates.

The minimum stay is 7 nights. The villa sleeps a maximum of 8 guests; only the guests named on the booking may stay at the property. Children must be at least 12 years old.

Refundable breakages deposit

A refundable breakages deposit of £1,000 is required before arrival. It is returned in full within 7 days of departure provided the villa is left in good order, nothing is damaged or missing, and no house rules have been broken.

We will deduct the reasonable cost of repair, replacement, extra cleaning or lost bookings from the deposit, and you remain responsible for any costs above £1,000. Please tell us about accidental damage straight away — being upfront is always treated fairly.

Look after the villa

Please treat Villa Pandora as you would your own home. No smoking or vaping indoors. No pets unless agreed in writing. No parties, events or commercial photography. Please respect our neighbours and keep noise down between 11pm and 8am.

Check-in is from 4pm and check-out is by 10am. Leave the villa tidy, dishes done, rubbish in the outside bins and furniture back where you found it.

Pool rules

The pool is unfenced and there is no lifeguard. Use it entirely at your own risk.

Children and weak swimmers must be supervised by a responsible adult at all times. No diving — the pool is not deep enough. No glass anywhere on the pool terrace. Never swim alone, after drinking alcohol, or at night. Do not run on wet surfaces, sit on the pool edge coping, or tamper with the pump, filter or pool chemicals.

Liability

You and your party use the villa, pool, terraces, grounds, barbecue and equipment at your own risk. To the fullest extent permitted by law we accept no liability for injury, illness, loss or damage to persons or property arising from your use of the property, and specifically not where the house rules or pool rules have been ignored.

Nothing in these terms excludes liability for death or personal injury caused by our negligence, or for fraud, where that cannot lawfully be excluded. You are responsible for the behaviour of everyone in your party, including children and visitors, and we strongly recommend comprehensive travel insurance.

Access, problems and force majeure

We or our housekeeper may need reasonable access to the villa for maintenance or emergencies, and will give notice where possible. If something isn't right, please tell us during your stay so we have the chance to put it right.

We are not liable for failures caused by events outside our control, including extreme weather, wildfire, strikes, utility or internet outages, or travel disruption. If the villa becomes unavailable through no fault of yours, we will refund all sums paid for the affected nights.
